"Rockhill Condominiums: Roof-top deck nearing completion, views do not disappoint"

After just over a year on the market, The Rockhill Condominiums are already 50 percent sold out and interest is still at an all-time high, according to the marketing team.

“We are delighted that people are seeing Rockhill for what it is,” said Mike Tiehen of Tiehen Realty. “Homeowners get so much for their money here in terms of location, quality and space. Rockhill is unlike any other condo project in the city and we are encouraged that we consistently see 10 to 15 people each weekend at our open houses.”

There seems to always be something new to see or talk about at Rockhill as construction is a work in progress, he added. One of the more anticipated projects is the construction of a roof-top deck on top of building No. 2 that will serve as outdoor space for all 15 condos. This deck is 90 percent complete and will be ready for buyers to see in the near future.

“This added outdoor space will be a huge selling point for us moving forward. Buyers will be amazed by the views above the trees to the east and spectacular views of the Nelson-Atkins Museum to the south. Residents will also appreciate having outdoor community space available for grilling and social gatherings,” Tiehen said.

The approximately 1,000-square-foot deck will comprise a maintenance-free, environmentally friendly composite material accessible by stairwells in both the front and back hallways of building No. 2. The community space will be open to all Rockhill residents and will maintain hours of operation.

The Rockhill Condominiums offer modern luxury living just steps from The Nelson-Atkins Museum of Art. The project includes three buildings facing east toward Rockhill Road and two buildings facing south toward the Nelson. Each condo comprises an entire floor of these classic brick buildings and there are only three condos in each building, making a total of 15 condos. These oversize condos range from $315,500 to $354,500 and include a garage.

“It’s great to see our residents so happy with their new homes,” said Lauren Hruby of Chartwell Realty. “There’s always going to be a slight level of apprehension at first for people moving from a single-family home to a condo, but we are yet to see a disappointed homeowner once they have settled in. Rockhill is starting to form its own identity with our new residents and it’s becoming apparent that this is going to be a fun and unique place to live.”

Building No. 1, the Dorchester, is home to three 2,100-square-foot, two-bedroom, two-bathroom condos. It is also the new home of Jim and Jennifer Scott, who recently moved from Johnson County. They chose The Rockhill Condominiums because of its location and historical façade.

“We were searching for about three years, looking for a Plaza condo large enough for a full grand piano. It wasn’t easy to find a condominium large enough and still maintain an affordable price. We feel we have achieved all of our wants and needs in one unit,” Jennifer said. “The developer and sales staff are very patient folks to work with. I think we changed the unit we wanted to buy at least three times. But I know we have made the best selection for us.”

Heather Klepacz, a young professional, recently moved into one of the other available floor plans, which has approximately 2,000 square feet with two bedrooms and 2 1/2 bathrooms.

“The condos are a great price for the square footage. And it’s a convenient location. I’m a few minutes from work, from the Plaza and from downtown.” she said. “Purchasing the condo went very quickly. I picked out the finishes that I wanted and within a month it was complete and I had moved in. Rob Morgan with First Community Bank worked with me to secure some great financing terms and the closing only took 30 minutes. I couldn’t have asked for an easier process.”

The property is being overseen by The Tiehen Group, a local company that specializes in property management, sales and construction. Tiehen is working closely with subcontractor Chris Eakin to complete the two remaining unfinished buildings.

Renovation of buildings No. 2 and No. 4 began in mid-April and are slated to be finished in six to eight months, although people can reserve these condos now. Unit sizes range from two bedrooms and two bathrooms with a den to three bedrooms and three bathrooms, each with a formal dining room.

Every Rockhill Condo has been rebuilt from the studs inward and features all new plumbing and electrical systems, HVAC, windows, doors, recessed lighting, ceiling fans and more.

Standard condos feature hardwood floors in the hallway, dining room and kitchen; cherry or maple cabinets in the kitchen and bathrooms; and granite kitchen countertops. Every bathroom has tile floors and walk-in showers; and luxury, jetted tubs are in the master bathroom. All units are wired for security, sound system, cable and Internet in every room.

Outside, buyers will find a front door telephone entry system and remote-control entry gate leading to the secure, enclosed parking lot with video surveillance. The garages, with ceiling heights of more than 16 feet, offer an upgrade option of a two-vehicle hydraulic lift.

“With two buildings in the preliminary building stages, buyers have the opportunity to have a say in virtually all finishes,” Hruby said. “If bought soon enough, even the floor plan could be adjusted to better accommodate buyers’ needs.”

The Rockhill homeowners association dues are 13 cents per square foot and include building insurance, common area maintenance, snow removal, lawn care, garbage, water and a professional management company to oversee the property.

Hruby and Tiehen are working closely with a preferred lender to offer a variety of financing opportunities. For buyers who qualify, rates can be acquired under 5 percent APR and are available with as little as 5 percent down.
