Located in Southmoreland, one of Kansas City’s most sought-after historic and artistic neighborhoods, the Rockhill Condominiums offer contemporary, luxury living with a balance of cultural sophistication and picturesque neighborhood charm.
The Rockhill Condominiums, on the corner of 44th Street and Rockhill Road, are being fully restored and lovingly renovated to encompass five 1920s classic brick buildings, with just 15 spacious and elegant residences, the marketing team said. Since opening last summer, The Rockhill Condominiums are 30 percent sold with five out of 15 condos closed and three currently under contract.

Three new units in building No. 1 are scheduled to be completed this month, giving buyers a different floor plan to consider from what they have thus far seen at Rockhill.
“The two buildings facing 44th Street offer an open floor plan and larger living space with about 100 more square feet,” Tiehen said. “Instead of having a family room and living room like the units that face Rockhill Road, the 44th Street condos will have one large great room opening off the kitchen.
“We have also finalized our pricing for building No. 2 and are eager to move forward,” he continued. “Building No. 2 is on the corner of 44th Street and Rockhill Road. In this building we are proposing to install an elevator and rooftop deck.”
The approximately 1,000-square-foot deck would comprise a maintenance-free, environmentally friendly composite material with direct elevator and stair access.
“This type of rooftop deck is an amenity normally seen in only the most exclusive projects and we believe it would truly add to making The Rockhill Condominiums a first-class place to live, plus the view of the Bloch wing of the Nelson-Atkins Museum really is amazing from up there,” Tiehen said.
The proposed elevator option would be another important addition to The Rockhill Condominiums.
“When people visit Rockhill, they are often looking for a ‘forever’ home and do not want to deal with stairs as they get older. Having an elevator that opens directly into the unit addresses that circumstance,” said Lauren Hruby with Chartwell Realty, who markets Rockhill Condominiums. “Not only does this provide an alternative for those who don’t want stairs, it also allows all Rockhill residents access to the rooftop deck without having to climb four flights of stairs to get there.

The construction, currently subcontracted by Eakin Construction Inc., includes new roofs on all buildings, secured parking with garages, new landscaping and substantial upgrades to the common areas and building exteriors.
Chris Eakin, owner of Eakin Construction, is in the process of finishing building No. 1 and getting ready to start framing buildings 2 and 4.
“We are 100 percent complete on building No. 1, but we’ve left flooring and countertops off so buyers can still choose their own colors,” he said. “I love being around when buyers are touring the units and hearing their comments. I’m very proud of our work and I’m glad people are noticing.”
Unit sizes range from two bedrooms and two bathrooms with a den to three bedrooms and three bathrooms, each with a formal dining room.
Every Rockhill Condo has been rebuilt from the studs inward and features all new plumbing and electrical systems, HVAC, windows, doors, recessed lighting, ceiling fans and more.
Standard condos feature hardwood floors in the hallway, dining room and kitchen; cherry or maple cabinets in the kitchen and bathrooms; and granite kitchen countertops.
